How accurate does the repair estimate need to be on a wholesale deal sheet?
For wholesalers, how tight do you try to make the repair estimate before sending a deal to buyers?
I see a lot of deal sheets with a single clean rehab number, but in reality, the range can be pretty wide.
Example:
ARV: $260k
Asking: $145k
Repair estimate: maybe $45k–$70k depending on finishes, roof/HVAC, and what the buyer plans to do.
Do you think buyers prefer a single number, or is it more credible to show a range?
I’m trying to understand where the line is between “good enough for dispo” and “too vague to be useful.”
Would you rather see:
A) $55k repairs
B) $45k–$70k repairs
C) light/moderate/heavy rehab scenarios with different MAOs
