This is how to find the HOT markets in your area for FREE

Do you want to know where all the action is going on in your market? Where all the cash buyers are buying? Do you want to know how to find that out in about 60 seconds for FREE? Read below, follow the instructions, and you'll know exactly where to be looking for motivated sellers so you can put properties under contract in those areas.

1. Go to listsource.com

2. Register for a free account(You have to register in order to find the hot markets)

3. Under the "Investor and Foreclosure Services" tab, click on "Absentee Owners."

4. Under Geography on the main page, use the drop down box and choose county. Now choose your state from the next drop down box. Under Available County choose your county, then click on the "Add" button to the right. Scroll to the bottom of the page and click next.

5. Under "Available Property Type" scroll down and click on Residential: SFR, then click on the "Add" button. Now scroll down to "Last Market Recording Date." Click the dot next to last 3 months or last 6 months(your choice). Scroll to the bottom of the page, and click next.

6. The only option to change is the "Corporate Owned Properties." You can leave it without them and click "Purchase List" at the bottom of the page, or you can click the dot next to "No Preference" if you want to include them, and then click on "Purchase List" at the bottom of the page. I always choose no preference, but it's up to you.

***EVEN THOUGH WE ARE CLICKING "PURCHASE LIST", WE AREN'T ACTUALLY BUYING ANYTHING***

7. Click on the "Purchase Partial List" tab. Click the dot next to "Custom Selection." In the drop down box, choose "Zip Code."

8. Once the results come up, you will see the number of records for each zip code in the county you chose. Those are the HOT markets/zip codes in your area where people are buying. Focus all your attention on the zip codes with the most number of records.
