A deal in another state. How do I manage?

I'm negotiating a deal in Vinita OK. I live in NW Arkansas  and the owner is in a third state. How do I handle all the paperwork?  Can I use a title company where I live ?  Also like to know the best way to work with a buyer to partner on the deal vs  obtaining a transactional  loan.
