What to say to a realtor for cash buyer

So I've heard from Tom Krohl and Sean Terry that you should market your wholesale deals to Realtors who have cash buyer clients and add the realtors to your buyers list. You apparently just tell the realtor to add their fee and present the deal to their cash buyer clients. I paid a VA to obtain a contact list for all the realtors in my target market. I want to email the realtors to let them know who I am and what I'm doing but I don't want to p*ss anyone off and raise any red flags. I know wholesaling is not illegal in Texas how do I describe it in a way that's professional sounding and makes it profitable for them and not like I'm trying g to compete with them. Currently I've been just doing assignments as the deals have been less than $10,000 profit. I want to start putting the deal out for the best and highest bid wins. Again struggling with what to say to the realtors when I email them. Any and all ideas appreciated.
