How many wholesalers do we have on here that are in or around Denver? How is the market out here? Me and my partner did wholesaling in Phoenix and we did pretty well but we want to connect with some people out here and see how the market is and how well people are doing with wholesaling. Most of what we worked in Phoenix was vacants and pre-foreclosures. What works the best here? Trying to get a feel for the market here.
You'd be competing with 1000s of wholesalers, investors, agents, etc for property with really large budgets($10k+ a month). It isn't just mailing, etc. You need to put boots on the ground and hustle. Here is a shot of mostly "I want your home" mailers from a property I picked up recently. This was probably a few weeks worth of mail.
My parents are out of State owners and get mail a few times a week. The market is extremely tight and inventory is scarce. It's a lot of risk with not a whole lot of return.
@Michael Martinez a bit late to this thread but here is my 2 cents. Pre-foreclosures are pretty rare. Denver county will only do about 2,000 foreclosures total this year. There are more pre-foreclosures but they are probably 1/10 of what they were a few years ago. Sure people get notices but they get calls, door knockers and agents in addition to direct mail by the truck loads especially if there is equity.
There is no local list of vacant property that I am aware of so the only way to get those is by driving for dollars. It works if you can get a system in place to find those properties.
I get direct mail and cold calls from wholesalers. I know people work probate hard. Online marketing is very competitive. Another list is tax delinquent as well.
