Wholesaling vs. Assigning Contracts

Correct me on this if I am wrong.

I want to assign a contract. Does the contract need to be well below market value,such as 20% or more or can I assign a contract that is 10% below market value and sell it for full price.

Also am I confusing this with wholesaling.
