Dealing in condos adds another layer of complication as to dealing in single family residences. The condo home owner's association must be analyzed as to financial condition, stability, owner occupied to rental ratios, etc. Further, the condition of the entire complex must be ascertained, not just the condition of the individual unit being considered. A legal review of any outstanding or potential lawsuits needs to initiated (condo owners sue their association all the time).
This is in addition to all the work needed when wholesaling SFRs, which is also needed to wholesale condos.
