Well, @Nathaniel Hawthorne , I'm just kidding but in essence that is what you do.  Find the deal, put it together (run numbers on it and know what it should TRULY rent or sell for after repair and what it should cost to get it to that condition), then push that out to any group you know of that might be interested.  If nothing else works, check with a local real estate agent partner of yours about listing it and see if that could be a viable exit strategy (if legal in your area).
