I’m very new. I have paid, watched videos, asked questions, and experimented.

How do I find proper leads/motivated sellers? I use PropStream and I could need to adjust my search criteria. I have watched so many YouTube videos I could probably teach and get paid more money before making a first deal.

You need to have a proper list so it can save you money on skips. You need to find sellers that are very motivated. If you are in Dallas TX that should be easy for you to do. Dallas county Tax file has probate deals in the tax file along with bankrupt properties with court IDs on them. You need to be getting your leads from stacked lists. Go to the Dallas county website and download the tax file. Then ask for city of Dallas for water-off and code violations and stack them together. This should give you a smaller list and just contact them.
