Umbrella policies, Landlord insurance, LLC this.that.what.HELP!

Hi guys,

So I'm in the middle of owning 6 rentals in my first half year of real estate investing and I'm pretty burnt out. As of now, I have 4 condos and 2 houses. The houses are a little older and carry more risk than condos so I want to put them under an LLC to protect my butt but hold the Condos as personal property.

My questions....

Does insurance carry over from Personal to LLC?

Can I have protection from landlord insurance AND being in an LLC or is it overkill?

Can I have an umbrella policy that covers property under my name and the LLC name?

is there insurance that will cover my butt in the case one of my homes blows up while in my personal name and not in an LLC?

Is a good Lease stating that I'm not responsible for tenants hurting themselves (whether its their fault or the properties) while on my property just as good as insurance?

Any other helpful info would be appreciated...thanks!!
