actual vs replacement cost for old home

In prior posts I have already described how a pipe broke and damaged my beautiful 1930s classic style rental. I was told I should have paid for.replacement value instead of actual value by some members here. My Allstate agent just told me that because the house is more than 50 years old I could NOT have gotten RV, but only AC since houses more than 50 years old MUST be depreciated. Is this true with all insurance companies? Thanks.
