Deciding which state to get your broker license.

In the last 10 years the population growth is moving to the south and to the west. The south and west grew 14.3 and 13.9% respectively in the last 10 years. compared to Midwest (3.9%) and Northeast 3.2%

If someone asked my opinion as to which three states I should I get my broker license in order to start a brokerage and invest in my back yard: I would say Texas #1, Georgia #2, Florida #3.

The state of Texas or California reciprocates with no other states which means that by having a Georgia broker license or a Florida broker license you will have to start all over in taking classes and the state exam to become a real estate agent in Texas or California.

On the flip side... someone who holds a broker license in California or Texas, can get a Georgia broker license without taking the state exam. Once you have the Georgia broker license you can then reciprocate with the state of Florida.
