Invested in Multi. or SFH in the Ypsilanti Michigan area...

Hello BP family,

I'm looking into investing in multi family and SFH's in the Ypsilanti area of Michigan. My thought is to get renters from the University's that are close by, (Eastern Michigan University) and (University of Michigan).

There is opportunity in the area, although I'm not sure if I want 'young' renters living in my investment property.  Possible issues I'm considering are structure damage, on time rent payments, transient community.  

Has anyone purchased in the area and if so what is/was your experience?  Is investing in a collage town a good idea at all?
