As a real estate investor, you need an agent that really understands you, your needs, and can speak the language of an investor. You want to work with a top agent, like myself, to ensure you get the best representation, team, and resources to get you results for your real estate goal. Most agents don't even own a home - and less than 1% own more than 3 properties! This obsession has helped me to quickly scale to the top 1% of agents (#33X out of over 34,000 licensed agents in 2023 and trending up!) in the Tampa Bay area because I ask better questions, more questions, and more importantly, go find the answers or make them. So you can be more profitable year in and year out 4) My insurance agent, pool vendor, cleaners, and other skilled laborers will save you thousands over the next agent's contacts 5) I have a furnishing and design team that can take and make your STR incredible without you having to lift a finger or even ever step foot in the property *SHORT-TERM RENTAL SELLERS*: 1) 2023, no single agent in Tampa Bay purchased more STRs for clients in Pinellas County (Clearwater, Largo, St Pete, Seminole, Etc) than I 2) As a Host myself with thousands of booked nights, I understand how to market an STR better: from analytics, to presentation, to documentation, to valuation. 3) Want to sell fast? I can get you multiple cash offers! Not one, not two, but multiple 4) Want to sell for top dollar? When I list your property, I get your listing more views and clicks than Realtor.com through my custom paid-ads campaign completely developed in-house! I'm talking thousands of clicks. More views = more buyers = more offers = more money for you. 5) I have more influence than the other agent. I have a large network of former and current clients that are actively looking to buy more short-term rentals. I find you the buyer direct? I give you back 25% of my commission! 6) I can navigate what is a much more tricky transaction with current and future bookings on your calendar, furniture/furnishings distribution, and avoiding penalties for selling. *HOUSE-HACKS* 1) I have personally done 3 house-hacks (now I just buy investment property otherwise it would continue to increase) 2) I have done every angle of a house-hack in Tampa Bay for myself and/or clients: multi-family, single family + ADU, single family + MIL apartment, single family + garage conversion to studio, long-term/short-term/mid-term/value add/turnkey. 3) My team: insurance, lending, vendors, skilled workers, and experience will save you thousands from the next guy *LONG-TERM RENTALS* 1) I own 4 long-term rental units personally 2) I have an excellent property manager at a GREAT price and even better: is actually a good property manager 3) My vendors and my experience/knowledge can help take a deal from: not an opportunity to a great opportunity through creative ways to add value, increase revenue, etc. *FLIPS* 1) I only take on 1 or 2 serious clients in FLIPS at this time 2) I do not work with new flippers, or flippers that are not using cash (no HML) 3) I get 30-40 offmarket deals across my desk per month 4) I have a flipping crew that is on average 20-35% cheaper than the next guy. 5) When I list, I get my sellers more views and clicks than Realtor.com through my custom paid-ads campaign completely developed in-house. More views = more buyers = more offers = more money for you *1031 EXCHANGE, CREATIVE FINANCE* 1) I have an excellent 1031 specialist, tax professional/CPA, cost-segration service, and the ability to strategize with you on the above to make an optimal plan for you 2) I have sold and purchased using creative means: so if you're needing to sell but have no equity, there may be a way I can help with you still being profitable. **I DO NOT WORK WITH JUST ANYONE** I value trust, honesty, hard-work, and people who also take immense action like myself. I have been able to help and work with so many incredible, like-minded investors and get results. I value and respect my time, as well as yours. If you think you're someone that is looking for, and can relate to the values I mentioned above then let's connect and let's get to work! **The types of clients that will NOT BE A GOOD FIT: 1) If you are an aspiring wholesaler, looking to connect to get distressed deals from me, no need to reach out. I reserve those for clients and have no problem moving that inventory. 2) If you are a new investor with no experience, no capital, and want to learn about click-bait strategies such as: airbnb arbitrage, Sub-To, or wholesale I am not your guru. I don't have a course to monetize victims into schemes that largely do not work/exist in reality you'll have to pay someone else to exaggerate to you about getting rich fast. 3) If you want to do flips, but have no experience, and want to 100% finance your way through one I can't help you. 4) If you want to buy a long-term rental, outsource the management, put minimum down, buy turnkey, in a "good area", and expect a "10 Cap" or "10% CoC"; I can't help you. 5) If you "represent" a group of buyers or representing "someone else" in the pursuits of a real estate investment, I can't help you. I get results and people who can't come to me directly don't get results by outsourcing such a critical component to real estate investing.

When I confronted an uncomfortable truth, there was no turning back. Through reclaiming and rebuilding my life, I uncovered the person I always knew I could be. As I sat up in bed, light snuck around the edges of the curtains, and I was hit with a sudden awareness. In that moment, I realized I was an addict. I was the last one to notice, though my life was already in shambles. Once I realized it, however, I was ready to take my life back. About two years before that morning, I was more successful than I ever could have imagined. I was running two real estate offices, one here in Kansas City and one in Connecticut where I grew up, selling around 200 properties per year. Then, I lost sight of my core values, and my life began to spiral. My divorce hit me like a ton of bricks. I started spending more time with friends who were not the best influences. After several poor choices along the way, that path led me to becoming an addict. When I woke up and confronted the truth, I recognized if I stayed on that path, things could only end one way for me. I wanted to make real change and knew traditional methods would not work for me with their high relapse rates. I found an alternative program with an 87% success rate and signed up. After seven days of treatment, I was clean and never looked back. Once I came home, I still had to rebuild my entire life. Kelley, my girlfriend at the time and now my wife, stuck with me through all of it. Working on myself full force, I did everything I could to improve myself physically and mentally, from biking to meditation. I dove deep into what it meant to me to be a human. At the same time, I slowly began rebuilding my real estate career. I faced bankruptcy and multiple foreclosures, but real estate was the only way forward for me. After a career in construction and four and a half years in the Marines, real estate was my life. It is what I know and love. Since 2004, this industry has been my focus. After a brief time in loans, I found a passion for working as an agent. I loved being able to positively impact others' lives. Through the ups and downs in the market, I never missed a beat. However, I had more success than I bargained for, having grown up in a home where we could barely keep food on the table. I lost sight of where I came from, who I was, and those around me. While rebuilding my life, all of that became clear once again as my priorities shifted. We had our son, Ossian, in 2019, and fatherhood has been the most spectacular gift. My priorities now are my relationships with others and how people in the world know me-hopefully as a caring listener. That is how I define success today, whereas before it came down to numbers. I am proud of where I am today, that I got clean from addiction and now have a successful business and growing family. We all face different struggles in our lives. There are so many people out there still struggling with a story like mine. All I can aspire to through sharing my experience and my work in real estate is to plant a seed of hope and leave a positive impact.
