Everyone on Real Estate has faced the struggle that comes with marketing your listing, there are many reasons why this is a thing you suffer through on Real Estate, and the main one is not keeping up with technology, and for that we won’t pretend to be the exception, as technology only moves faster and faster making it far more difficult to market your listings effectively AND efficiently. Now you may be wondering what could I do that hasn’t been done and praised by the experts? I mean, there’s always room for improvement, but what will sell your house the fastest is no other than creativity!

Don’t beat it till you try it, right? Well, when it comes to Real Estate the house might sell, the price can be important and the area is considered, but one thing is for sure, if you are trying to sell a house to an end buyer you go for the experience and lifestyle, how will you live in this beautiful home until your hair is gray, your skin is wrinkled and you grandkids are running around your living room calling each other funny names, now that’s exactly the picture you must paint for your potential clients, no matter how the house looks like, because you can apply this concept to even a lot of land and to every kind of buyer, but before you jump that far ahead, let’s go back a little bit to who is your potential buyer, who is your ideal buyer, because based on that you can apply any or all of the ideas we have today for you, which are all for online marketing purposes.

Now, this might sound like a “duh” type of idea for your marketing, but what we mean when we say a high functioning website we mean have a site that offers far more than the listing which will allow for it to go on the top pages of google, so create a blog, have content on your site that will be appealing to whatever buyer you might want to attract, from how to beautifully decorate your brand new home if you want to attract an end-buyer, to best ways to demolish a house in 3 steps without a contractor (these are examples, by the way, call your contractor before you make any move) if you are trying to get a good rehabber to buy your listing! Attach to these type of blog posts some really good call to actions so you can attract them into giving you their contact information so you can show them your beautiful listings which you should also promote on your site!

It will work for: everyone! Whether you are a Real Estate agent or an investor trying to sell your product, this strategy will work wonders for you, remember the more you apply this idea, the more traffic you will receive and the more houses you will sell.

Number 2: Relatable Social Media!

Share something other than your listing, this will most likely work in attracting people into your account and growing your audience into a good positive amount of followers which can always turn into revenue for you and your company, so share your experience and share your thoughts on specific topics, so for example if you want to work with more Real Estate Agents, tweet reactions to situations that are very common on the business like a client pulling out in the end of a hard negotiation, or make a meme about it on your Instagram, and explain further in your caption, sometimes a little bit of humor is exactly what’s needed to make you look like a real human to the eyes of your potential buyer, and being relatable shortens the need for creating a relationship as they will feel like they know you a bit better even before calling you!

It will work for: everyone! If you use this tool creatively you will be able to attract any buyer that comes your way so you can have more and more potential buyers for your listing.

These kinds of updates on your preferred social media accounts, such as Instagram and snapchat, are more helpful than you think, show them exactly what’s going on with the house, if you are painting it before you do anything else with it, show them exactly that! The best part of this is that you are actively showcasing parts of the property and the progress you’ve made with it, and it will be there for your active audience, you can turn it into a game as well, just be as creative as possible and keep them engaged into what’s up right now with you and your company, because you are showing a different side of the business and if they can see the changes they might be more inclined to making the jump!

It will work for: attracting mostly end-buyers! Yes, it could work for other agents, and maybe even investors, but these guys are usually very busy, so don’t go crazy if you only get the attention of end-buyers!
