Ideas For Fall Resident Retention to Increase Renewals

Now that we are in the full swing of fall 2019, you need to start planning some community appreciation events for your existing residents to maintain occupancy.

Hardest Months to Fill Apartment Vacancies

The fall months are some of the hardest months to fill vacancies so the more you do for your community to maintain during this time will help you in the long run. 

It is also advisable to graph out your vacancies month-over-month to space out vacancies so you don't have too many coming due in a given period of time. You could do 9-15 month leases to space these renewals to reduce the risk of lower income due to vacancies during a period of time with higher lease renewals.

Below are some ideas to help you get started for the fall months.

Halloween Resident Appreciation Event Ideas: 

These are some ideas on parties or events that you could do during the month of October to help with reducing vacancies. 

Pumpkin Painting/Carving Contest

Put on an event at the community center where residents can paint or carve a pumpkin in their favorite character or theme. 

Have the residents vote for their favorite design and provide the winner with a special gift for the Halloween season. 

You could also host this event in a newly renovated unit so show it off to existing residents that may want to renew their leases in the new units.

Halloween Costume Party/Competition

Host a Halloween party in the month of October with your existing residents in the club house and have each person vote for their favorite costume. 

You could give the winner a Halloween-themed prize for the best costume!

Candy Apple Decorating Special Party

Everyone loves a delicious candy apple. The children in your community will especially enjoy this event as they get to decorate their very own candy apple for Halloween. 

You would buy the apples, caramel/candy topping, and sprinkles. 

Then set these up at a table or station in the community center and let each resident come in to enjoy decorating their very own candy apple for Halloween.

Trick-or-Treat OR Trunk-or-Treat Time on Halloween Day!

You can announce to your community that there will be a specified time for children of a certain age to participate in the trick or treating time. 

If you have a larger community it might be easier (and potentially more fun for all involved) to simply ask for them to do a "trunk-or-treat" time where resident decorate the back of their trunks and then hand out the candy/treats from their vehicles. 

This would allow the children to visit the people that actually want to participate and not bother certain residents who don't want to be passing out the candy/treats.

You could take this a step further and have the residents vote for their favorite decorated trunk and then giveaway a Halloween related gift to the winner.
