In this blog post "SECRET #3" we'll be matching the SECRET #1 and SECRET #2. The ones I consider the POWER TEAM that will blow up your marketing results! Do you believe me? If you don't, I challenge you to Do it! This just works and its amazing.

SECRET #1: This formula was created to figure out who you want to serve, how to find them, what bait are you going to give them (VALUE) to attract them and where you want to take them.

SECRET #2 The VALUE LADDER was created  to help you figure out what kind of product or services you need to add so that your dream client move from your bait to your high-end services.

Now we have to bridge the gap between the VALUE LADDER and what we call a FUNNEL.

Later in future blog post we'll be covering more in detail the psychology and strategies to build your successful online sales funnels.

But first we need to understand what the heck a sales funnel is and how it relates to all we have covered so far. This blog is going to be a bit shorter than the others but it's crucial to understand it in order to have a successful marketing system for your Real Estate career.

In the perfect world of sales, I could easily sell or get my ideal client to do business with me at the first time. But sadly, that's not going to happen. Because I haven't provided any VALUE yet.

Also if I only provide one single way to help them, that help might not be suitable for everybody or some of them won't be able to afford it (if selling a high-priced product or service) That's why we need to have a rage of ways to provide different value depending on people's needs. (That's what we learned with the value ladder)

So instead of forcing someone to acquire your most expensive service or product (or home / apartment / rents) We build a FUNNEL that will help us DO two things:

  • Provide value to each customer at a unique level that they can afford.
  • Make money and be profitable all the way up to the funnel while identifying our dream clients who can afford our highest offer. 

The image at the very top of this post represent the structure of the FUNNEL.

The funnel helps to move "TRAFFIC = PEOPLE" through the sales process. The first stage is prospects smelling your BAIT. Your job or the job of the funnel is to try to convert those people into customers and to move them all the way up to the VALUE LADDER.

As you can see in the image above, the BAIT is in the first position, that will be attracting our ideal clients. Then certain % of those people will actually buy or move up to the value ladder (FRONT END)

Later, to those people, we'll introduce the next service / product / value (MIDDLE) where they will receive even more value from us.

Unfortunately, not everyone getting the bait will actually buy or move up in the value ladder, but that's Ok. For sure a percentage of those will do it.

We repeat the same process within the FUNNEL until we have our dream clients in the top of the value ladder. These are the ones WE want to work in the most intimate level. And the ones that we want to take care of for years to come.

Now, before making you believe that you need to implement the FUNNELS in your real estate business, I want you to understand that my approach was not to be so detailed.

But before it was easier to sell online. There was not too much competition. You could actually spend little in advertisement and generate a lot in returns.

As everybody started to jump into making money online, ADs cost went up, and customers resistance also went up. Now days people don't buy that easy, they research a lot before buying.

Thanks to my mentors that shared with me this strategies that I'm sharing with you as well.

They told me that the deeper the funnel the more you can offer to your clients, the more you can offer to them, the more they are worth to you, the more they are worth the more you make, and the more you make, the more you can re-invest to acquire more of those dream clients.

as Dan Kennedy said: "Ultimately the business that can spend the most to acquire a customer wins "


Let's just review: The Funnel is the online process you take someone through, to ascend them in the value ladder. The Funnel is not a website, but is a sequence of online pages strategically placed and created to lead your prospects to where you want them to go.

The SECRET #3 is actually apply the FORMULA of the secret #1 and the VALUE LADDER of the secret #2 into a FUNNEL.
