The city center of Tampa Bay, Tampa is home to a small downtown, updated mixed-use port area, and neighborhoods of varying price ranges and types.
Tampa tends to lag behind other cities in providing higher paying jobs associated with the tech and finance sectors, most likely due to the shortfall in workforce talent. A recent study compiled by the Tampa Bay Partnership, the 2020 Regional Competitiveness Report, ranked the Tampa Bay area last or second to last in five of twelve indicators for the quality of an area’s workforce. Although not tech heavy, there is a lot of back-office work that happens in Tampa and there is no shortfall of people coming in to enjoy the weather. 400,000+ new residents are expected to call Tampa home within the next four years. Hillsborough county, which encompasses Tampa, has the youngest median age in the area at 37.3 years old. Rentals will continue to be in demand.
Data Analysis
Steady appreciation in Tampa, with a solid 4.5% increase in median home prices over the past year. If trends continue, the industry sees it going another 5% next year. The data also points to Tampa sellers pricing their homes on the high-side…and actually getting close to their prices, it’s just taking them a tad longer to do so.
