Focus on Investing in Pinellas Park

Description

Nestled toward the center of Pinellas County, land-locked Pinellas Park takes up about 15 square miles of territory and is home to mostly blue collar residents. The city’s low elevation relative to surrounding areas in Pinellas County and it’s generally flat topography have made this area more prone to flooding over the years. The city has constructed a network of drainage canals to mitigate the risk to a certain degree, but investors should be aware that flooding is certainly possible.

Data Analysis

The blue collar area is reflected by the lower median home prices, but with some price acceleration being forecasted for the short term future. The lower purchase prices seem to be drawing in investors and/or retail buyers, with quick sales and little discounts given. Once prices stabilize with the surrounding area more, we would expect more discounts from list price…but certainly at a higher level than it is currently, assuming the economy continues on.
