The Inspection Process When Looking At Mobile Homes

When you show up at your first mobile home to possibly purchase start by walking around the outside of home and inspecting the roof from a distance then check out all the skirting and decks to see if they need repairs also take notice if tongue of the home is still attached or laying under the home.While you are looking under the home take notice of the tie down straps to see if they are still tight, if not this will be a sign that the home has settled and may need to be leveled.
Next go inside the home home and walk the home looking up to check for possible roof leaks, hopefully you won't find any areas of damage, if you do you will need to reflect this in the purchase price.
Then go from room to room checking all the electric plugs to make sure they are grounded properly, you can purchase this plug tester at your local hardware.
Next check the breaker box taking notice of what amp it is for the home, hopefully its a 200 amp some homes just have a 100 amp.
Now locate water heater its usually behind the wall in a closet and take notice of the tags with the age of heater on them if its 15 years old or older you will most likely want to replace it.
Now go look at furnace to check and see if it works or appears to be in working condition, most furnaces for mobiles cost about 1200 installed or if you want a heat pump its usually in the 4-5k range. We just usually repair furnace and sell the home with window unit ac.
Now check all the duct work and take notice of its condition, lots of it will need repairing cause most people never pay attention but trust me you do Not want to be heating or cooling the outside. 
Now walk around and check walls and floors at all the windows since this is the weakest point in a mobile home and take notice if any damage in this area.
Now walk around and check all the bath fixtures for proper operation if the water is on if water is not on ask the owner if they have had any issues with them most will be honest and let you know. 
Lastly check all the appliances for proper operation
