​3 Qualities of a Trustworthy Real Estate Turnkey Company

When you are in turnkey investing, a major player in determining your success is the turnkey company that you choose to hire to look after the properties. Ideally, you are hands off the turnkey property, with your investment being a completely passive one. You should craft a relationship built on trust with the turnkey company prior to making a “buy.” Here are three qualities of a dependable, trustworthy real estate turnkey company.

Property Management From Within

All recognized turnkey companies have in-house property management (PM). In other words, the property management is owned and organized by the company who sold the property to you.

That makes sense, right? Why would they outsource the PM tasks to another company just to make about 10-percent commission off you? Plus, when they control property management from within, they’re more likely to offer top-quality service so that you’ll recommend them to your friends and family, thereby earning them more business.

No High-Pressure Sales

If they are pressuring you to buy a property “that comes along only once in a lifetime,” pass on working with them. Any real estate turnkey company that says something like that is out to lunch. There will always be another great opportunity down the road.

You’ve likely heard the quote “when one door closes, another one opens.” This phrase holds true for the real estate market. Don’t fall for that “incredible deal” line; it’s just that – a line. If you don’t take that property that they’re pressuring you to buy, you will likely find something even better if you hold off another week or two. And you won’t have to be pressured into buying the better one either because the quality of it will mean it sells on its own merit.

Excellent Referrals

Always get a referral from the company that you, as an investor, are going to buy the property from and hire for property management services. A referral from whom, you ask. From a current customer of theirs; in other words, from another investor.

A great way to predict the company’s future performance is by looking at how they’ve done before. If possible, get referrals from several investors, especially if the turnkey company has been in business under 10 years. If they have had a good working relationship, then they will be happy to tell you about it. Those investors with a bad experience are also going to want an ear to listen to their woe-is-me tale too.

These are three characteristics of a trustworthy real estate turnkey company. A quality company will go above and beyond what you expect, in every service area, and will do so to benefit all parties involved.
