Invest In Relationships So They Would Invest In Your Business

One of my podcast guests talked about that his companies goal is to have over the next five years a billion dollars in assets under management and he is on his way to do that. They have reset their criteria, so right now they are looking for 1990 to 2005, vintage, plus or minus five years and minimum 200 units, minimum twenty million in acquisition, so it's one of those things that as he continues to grow in scale, he has to constantly check his numbers and reset them in his criteria.

He mentioned that it's becoming harder and harder to find these deals because obviously the markets tightening upon, but he has to stick to their criteria, he have to stick to what he knows is gonna be able to provide the best returns for his investors. In the beginning, his criteria was minimum hundred units, minimum ten million and mainly from an experiential standpoint, lenders and brokers not necessarily wanted him to believe that he could take down those types of assets and so he recently been able to build on his investor database and grow it up and also be able to create some additional relationships and connections.

Now he is able to continue to scale and right now he is working on a deal, it's a little over fifty million dollars and it'll be raising a little over 15 million for it, it'll be his largest deal to date and so he is working very fast and working very heavy on this, but the biggest thing at the end of the day is, making sure that when you treat those relationships, that you cultivate those and you handle those relationships very well because in the very beginning he had investors that are invested investing with him and he treats his investors like he wants to be treated and so those investors like that and they also like the fact that he does monthly distributions and monthly updates, he is very transparent on everything that he does and that he invests alongside his investors and every single one of his projects.

He has investors that invest with him in multiple projects I mean you have some that have invested and every single deal we've done and they want to continue to do that, so he makes sure that he treats them like family instead of like a number. Wherever he is visiting, where he has investors, he wants to make sure he is scheduling lunches and coffees and dinners and things like that with them, so they can have that extra FaceTime, so they would feel like he is actually a person and it's all about taking those extra steps to make sure that you treat them as a person.
