 If the property is still in your name and taxes have not been paid by the bank then I would make the case that the bank has walked away as well.  There are a few ways to get the mortgage liens released from the property.  You can file what is called a "quiet title action" to get the lien released.  It will have to be filed by a lawyer.  The quiet title action requires the bank to come forward to show that they still have an interest in the property. If the bank chooses not to come forward then their interest in the property will be extinguished.  I have done  a lot of deals that involved zombie foreclosures.

@Jonathan Stone Congratulations on the purchase.  Do you see any room for rent increases on the units considering that they are 3 bedroom units?  The rents seem low to me.  I'm in Dayton, Ohio if you ever want to connect.

As an established wholesaler, I would request more than a 50/50 split for the amount of work you are requiring from the boots on the ground/wholesaler.  I think you could do a few more tasks and save yourself the hefty price of the split.

I think all newbie Investors should get a real estate license. My reason being it keeps you from getting in trouble and you get to learn the business whiles earning commission as an agent. It also gives you access to the MLS and you get to interact with seasoned Investors.

I'm in Dayton, Ohio and bed bug treatment does not cost $2600.  I know of a reputable company that does four treatments for about $1000 total.  Have they already paid for the treatment?  Who authorized the treatment?  I would contact a local attorney and see what your options are.  Also if the bed bug infestation is recent then it is something that they did.  Either they had a guest that had bedbugs or they visited someone with bedbugs and brought it back into their home.  Anyways it was not your fault.  If this was the case six months ago then it would be different.  Long end of it do not let the tenant bully or dictate what is going to happen.  Contact an attorney.

There are a few other examples, but if that is the case, that's 117k thats doing better than sitting in my bank doing nothing.

 Management is key for a property like the one you referenced.  Dayton is full of deals some are not in the best areas others are.  Call me if you need more info on the Dayton market.

45410 - Dayton (South Park) - Yes and yes all day long. Great stuff happening here. Love Coco's and it's amazing how much just that area has turned over the years.

45409 - Dayton (University) - Don't know much about this pocket but with any property close to a University is usually steady cashflow. I'm basing my philosophy here due to the Toledo market and how hot East of the UT is.

I'd love feedback from all of you Dayton and Cincinnati investors. Even folks looking to invest those markets.

@Tony Battle I think you meant to tag @Devin Davis and @Rashard Alomari .  I currently do not use listsource for my data leads.  I have used them in the past but I'm having much better success using a tax delinquent and driving for dollars list.

I actually say that because, randomly, I have received a couple of your mailers (3-4, I think, so far for one of the addresses in particular, and 1-2 for another couple addresses) for my properties in Dayton and always wondered how I popped up on the list. I fit under the "absentee" category, as I don't live near the properties, and there's certainly value and equity in the houses from what I bought them for, but they definitely aren't tax delinquent. 

Anyway, just a small random crossing of worlds and figured I'd reach out.
