Take advantage of these opportunities. The greed is over, providing good opportunities to buy at the right price.

Quote from @Maryam Mostafa:

Would you do it? it's my first investment property. not that i have the moeny to cash out a property now anyway. but is it worth it to do so when clearly something major would be worng with a cash only property? it seems like you what you'd pay to fix it up is what you will be pay to get an OK property that needs a facelift. Thoughts?

If it's worth it. are there ways to go around cash only offers to get the property?

Honestly, it may or it may not. Analize the numbers because at the end... that's what really matters

Quote from @Manny Del Val:

Hello, I just completed the Multfamily boot camp and I learned the importance of partnerships. I would like to know if there are other like minded people that would like to meet up and discuss potential partnerships. I am in the Space Coast of Florida and I have invested from Miami to Daytona. Looking to see if there is an interest in the community for this.

Thank You

Hey Manny, I'd love to get on a zoom call with you.

Quote from @Mark Peeples:

Hi I am looking to buy a empty lot in Stockton California that the city

says up to 11-13 units can be built on lot.i am paying for the lot in

cash. My question is how much would I need to borrow to build a small

apartment complex? What steps do I need to take? Any recommendations for

architects or builders?

Brother, California is a complex state. I believe the permit just to built for unit is huge. There's better way to invest. However,  I would start by calling the county and asking for pricing for permits.

Huge Opportunities will be knocking on the door, however. Funding is also going to be a challenge. Lending will be challenging to acquire since a lot of bank will be having defaults Multifamily Loans.

Quote from @Michael Figueroa:

500K should give me about 2.5 Million in real estate. Where should I be looking? I live in California, and 2.5 Million doesn't go very far here. Also any general advice from experience you can lend me so I don't make your mistakes. Wish me luck!

1.Focus on Red States to minimize Risk

2.Find Partners with Previous Experience and Track Record

3. ALWAYS ask for a detailed bussines plan.
