Depends on your goals and how much money you have to invest now. I see a lot of young folks start with wholesaling as a low cost of entry into the RE world. Check out Max Maxwell, Pace Morby, Wholesale to Millions on youtube.

Don't listen to the negative comments as some people that lack experience will always want to advice against. I agree with Facebook market place in the local market, craigslist, propstream the area around this house and find recently flipped houses on the market for sale - these are the flippers that are looking for a new project. Also, see if there is a KeyGlee franchise in that market. You can reach out to them and ask for cash offer. That way you can verify your numbers too. 

I also have a great mastermind group with national presence. I can ask around if anyone is buying. PM if you want me to ask.

Good job Alex!

We have no problem waiving inspection contingency for our flips since we typically plan to replace everything anyway. But if your plan was to rent without any rehab work that is a risk. In some markets though, it's a risk worth taking.

If you take personal risk preference off the table, I would say go with the highest return. I.e. if debt rate is 5% and you can make 15% investing then go with investing. But there are so many other factors that come to play that would impact your risk tolerance. Go with what would give you the most "zen". Investing for the sake of investing is not worth it if you or your wife are going to be on pins and needles knowing you've accumulated debt.

We recently finished two flip projects and have one house for sale in Philadelphia county and another in Montgomery county PA. Both of these counties are under Stay at Home policy since yesterday. Any advice on how to sell in this environment? Is there anything I can do? I don't want to wait for market to crash and ready to cut my prices down now, as long as I can sell them. The question is how do I sell when everyone is advised to stay in? 

I was thinking about renting them out as a last resort option, but I am stuck with the same problem - who is going to check the house for rent if everyone is advised to stay in?  

Appreciate any suggestions!!!

Looking for a RE lawyer in DE who is very familiar with applying Series LLCs and trusts to RE investments. Ideally someone who is also familiar with purchasing RE in PA.
