I'm on my journey to become a Wholesaler and going to start looking for deals in March, 2023. I'm struggling to find cash buyers. If anyone could share some knowledge on where to find cash buyers in the Houston market, that will be greatly appreciated.

Just be careful about who you pay for. Do your due diligence on them. To be honest, you have a lot of value right now with deals all lined up. I guarantee if you go to a local REI meetup and let people know you have deals and you're needing help getting them flipped to buyers, needing structure, someone to help guide you, etc., I'm sure everyone and their mother will want to help.

You have leverage in this situation. I'm not saying that you should be greedy, but vet out your options. Find someone that is doing exactly what you want to be doing and then see if they have a proven track record of wholesaling and then leverage their system, operation, etc., with your deals. That would make a true 50/50 partnership and you'll learn x10 more that way. That's how I did my first wholetail deal: found a local investor, started helping him with his property management business, found out he was a wholesaler for 10 years until he had kids, found a deal, presented it to him, flipped the contract, and now we are partners on more ventures.

 Thanks Lawrence, I didn't think of that. I am planning to go to a meetup this month and I'll be sure to bring at least 5 lined up. 

I'll start by making some calls and gain connections, to start getting my momentum going. Thank you, I will have 6 to 12 deals for this year. Had set up my LLC and transition to Multifamily.

Hi, im new to Wholesale, I live in Tx and have a couple of deals, I would like to have someone help me out and go over them. See if my numbers make sense. They're all in Houston, TX. My current goal is to find a mentor, I'm willing to do a 50/50 on the first 5 deals. I do have low capital, currently looking at Houston, Austin, San Antonio and Dallas markets. I would learn more and be able to bring you potential deals. I do have a buyers list. I want to learn and grow, end goal is to be financially free and retire my parents.

Hello everyone, I'm Armando Santana I'm 21. Currently on my 1-month path to multifamily, however I'm having some trouble with the underwriting portion. Wanted to know where to direct my attention, in regards to what videos to watch, who's webinar should I join, is a mentor a better option? any advice is greatly appreciated, thank you for your time.
