I am a flip and BRRRR strategy investor and I’ve messed around with design layout apps as well as some rehab cost estimators. I have yet to find an app or website that allows me to do both. Does anyone have one they recommend? Or are there rehab cost estimators you recommend? Thanks.

@Eli Covarrubia all the books above are great recommendations. Robert Kiyosaki, Grant Cardone, Gary Keller and Brandon Turner all have great books that relate to Business and Real Estate. Since Real Estate should be treated as a business. One of my favorite books that forces you to start with the end in mind and weigh the cost/reward of every decision is a book called Lifeonaire by Shaun McCloskey and Steve Cook. Incredible book.

@Carlos Leyva I had a lot of side hustles but the one that helped me the most was leveraging my knowledge of exterior remodeling and doing side jobs. And a lot of sacrifice lol

@Grant Rothenburger @Aaron Klatt thanks guys. Here in Michigan it might be different, we have a coil installed in the furnace which allows it to be separate thermostats. I'm no HVAC guy but I was told 2 units per 1 AC by an installer. So yes, 4 furnaces and 2 AC units. But perhaps there's a better way? Thanks again.

@Grant Rothenburger well My plan was to have two furnaces but im wondering if it's feasible billing wise to have one A/C?
