Post: Crack in slab and leak along fireplace (photos) - how bad?

The slab crack appears to be minor from the photo and if there isn't a point load there or further evidence of a potential problem, I personally wouldn't give it much consideration, but have it checked out by a qualified local professional if you have concerns.

Areas to check regarding the water leak... where the siding meets the chimney, the chimney cap, the flue cap.  Is the "damage" limited to the "staining"?  I'm more concerned with what's not visible as the wall and floor staining aren't significant to me.  Given the slab crack photo, I presume that there is no floor framing that might be damaged?

In part because I don't have enough information, as well as pricing and one's interpretation of expensive is subjective, I'll refrain from tossing out numbers.

Sorry @Benedict Wills, without being tagged, I didn't know you had asked a question (thanks @Russell Brazil for looping me in). 

Not much to add to Russell's comment except that Frederick's growth projection is not only good, but it's particularly good... according to the MDDP, Frederick's population growth projection (from 2010-2040) is third in the state (behind St. Mary's and Charles Counties) at a 43% growth (compared to a statewide projection at 19% over the same period).  It's convenient to both Baltimore and DC (albeit riddled with traffic along routes to).

Given such projections, it's no wonder the big boys have put up some new developments and softened things.

@Christian Sifuentes, the 70% rule is a "rule of thumb", and while good, it is not an absolute. Having a good handle on the ARV, the direct and indirect costs and what you want to make on the deal effectively determines the MAO for the acquisition.

Thank you Daria, I appreciate the feedback... given the dusting of snow on the ground this morning coupled with sub-teen temperatures, someone like me is thinking about moving somewhere like there!

LED, nice!  Are the housings IC rated though?  LED produce less heat than regular incandescent lights, but are very heat sensitive.  If the housings aren't rated for IC contact, and they're smothered in insulation, the life span of the LED may be significantly reduced (which partially defeats the purpose of having them).

On site prices = outta sight prices! Otherwise, there's a good chance I'll be eating shoe leather and I'm not partial to the taste (I know where my boots have been).

However, I have walked other investors, looking to do their first flip, literally step-by-step, through each and every floor/room/attic of a house (and around the full exterior too) while they took notes and I'd give them a budget for each and every item identified.  It's time consuming, but in both relationship building and education, with and for those investors, time well spent.

Dunn-Edwards paints... you had me on that one as I'd not heard of it before.... looks to be a regional manufacturer out west... kind of like McCormick for us.
