@Jonny Nila no no no. You have to speak with a lender first. You need to know what you qualify for.

How long have they been making this 4X rent to income? I wouldn't mind the credit score as long as that income has been consistent for several years.

What are your long term goals? You could use the $1500 to become a realtor and start selling properties. Are you financing your schooling cost? I would take that money and apply it to educating yourself on investing and what your goals are.

Those are extremely high fees for a cash out owner occupied property.

@Bryan Doan I once asked one of my mentors how they find deals, she replied she makes the deal. Making below price offers to make your numbers right, 25k off in my opinion is not far off.

@Michael Delgado if I were in that situation I would get all or most of my debt paid off first. My reasoning is because the interest your paying is probably higher than the interest you would be earning on a investment property.
