Welcome to the Lehigh Valley Area. @Basit Siddiqi is a property owner in the Allentown area and so am I. I own my primary residence here in the Allentown area but work in Brooklyn. I own a rental in the Allentown area as well. Basit works and lives in NYC but own a rental in Allentown. So you two may have a lot in common and can give you some more tips. For real estate questions and market analysis you can contact @Justin Brown to give you some incite.

Don't be afraid about not finding a tenant, I thought that myself as well when I first bought my property but as soon as I put the property for rent on Facebook Marketplace and Craigslist, the calls would not stop.

Key thing I want to know is, are you going to continue living in NYC while you own property in the Lehigh Valley area? If that's the case then you definitely need a property manager.

The Nest thermostat is the best remote temp monitor around. Too bad it runs around $250 per unit. There are WiFi that are cheaper by Honeywell which should do just the same but just not as aesthetically pleasing. Google them or go on Amazon.

I would start with Robert Kiyosaki's "Rich Dad Poor Dad". It helps you start thinking outside of the box and not follow the traditional practices of personal finance. After that you can buy Biggerpocket's "The Book on Rental Property Investing." by Brandon Turner. Look it up on the Biggerpockets store.

You not REQUIRED to take on section 8 tenants. Section 8 tenants are like any other tenants, you can pick and choose who ever meets YOUR standards. Even if you accept one Section 8 tenant, it does not mean you have to accept others. So its not a big deal.

Section 8 program is not the way it use be where your tenant can trash the place and leave you with the bill. The section 8 program is being curbed where its rare to receive it. Since you the landlord can report to HUD about how the section 8 tenant did to your property, this makes it easily viable to lose their voucher. With that, most of the voucher receivers are more careful about how they treat a property.

So if you are going to accept section 8 tenants, do your due diligence and key thing is find out if they have had any evictions in their background and find out from past landlords their experience with them.

Most businesses (i.e mortgage companies) would want not want anything to do with you since you are legally a minor. Also since you have not established any credit history, creditors would not want to deal with you as well even when you turn 18. What I can tell you is this. Build up your savings from now until you are ready (when is that? Whenever you think so). Make Biggerpockets your second Bible, go through the forums, the podcasts, etc. Look up non-traditional financing options, cash out refi, etc. When its time to pull the trigger, you will be more than ready.

I am 100% in agreement with you. SALT is one of the reasons why people are willing to invest in housing. Since the new bill will make property tax deductions cut off at 10K, many expensive counties in states like NY, NJ, Maryland, Cali, Wash and Florida will make a lot homeowners unhappy. I know people in New Jersey paying nearly 15K on property tax alone. I would hate to see the look on their face when they find out they can only get 10K back.

So yes, starter homes would become more in demand and drive up appreciation. Who knows, maybe that was what congress was trying to push for all along. #CongressHousingConspiracyTheory lol

I live in Allentown, PA but we have something similar to that here. As a landlord, you have to register your property with the city as a rental. You especially have to do it if the property was previously owner occupied and now being turned into a rental. For us here, it must first get a certificate of occupancy (it certifies that the property is safe to live in) then you pay $75 to the city to get the rental property certification. Honestly, its just a way for the city to generate more revenue for themselves. So do as what is required and you will be alright.

If you use Mysmartmove.com by Transunion, they give you criminal, credit and eviction. You should still call the previous landlords just to get an idea of the potential tenants payment patterns.
