Yes I completely agree. Many people have also been scammed trying to rent a home by these scammers. Pretending they are the owned renting out homes and ask for deposits and before even going to look at it. I had this happen to one of my kids friends parents. I tried to warn them but unfortunately they did not listen and now they are left without the deposit which was two months worth. Please like Bob stated do your homework dont get scammed.

Hello I used to work in the solar industry. If you dont get it installed before NEM 3.0 it wont see as much savings anymore. San Diego is expensive but if your tenants are the ones paying for the utilities then you dont reap the benefits other than the 30% tax credit. I would advise purchasing as cash if you decide to do move forward as it will cost you about half if you end up financing due to so many dealer fees. I would get 3 solar quotes cash preferably and just run the numbers to see if you will benefit.

I can see why the agent is asking you to sign an Exclusive right to represent. I'm sure they are afraid of your loyalty. I would personally not sign as an investor for looking for investment properties. I Would not like feeling limited to whom represents me. Maybe if your just looking to buy your primary home in that scenario it might not matter as much. If you believe this agent is that valuable to work with then go ahead and sign the exclusive right to represent the buyer. Those are my thoughts I hope that helps.

Hey Wilfredo I would recommend looking into getting licensed to become a Loan officer since your in accounting working with numbers everyday would come easy to you. Having knowledge in all the guidelines and loan programs out there can help you in strategizing on how to use that money to reach your real estate investing goals as well as help others. Being a loan officer also allows you to work remote and help many people nationwide depending on where your licensed.

RE Networking events. There are also so many mentors out there that offer Re investing courses that help guide you and help you invest in your first deal. Theres also Bigger pocket bootcamps. I think if you want to find a mentor that is willing to share or provide advise the best way to approach a mentor is by providing some value to that mentor. Approach it how you would approach an internship. Show that you are motivated, interested and provide value to help their business while also learning from them. Just an Idea.

One way is to begin working in the industry as you will have the opportunity to meet all kinds of people in RE investing. I recently began my mortgage career early last year and have learned so much on RE investing strategies from my current employer as they also have huge RE portfolio. But if your not able to work in the industry then reading books, listening to podcast, going to RE meet ups and being in bigger pockets will help you meet some people where they might be happy to mentor you in this market.

Its easy to be confused with the terminology when fist starting out and learning about Real estate investing. Theres so many acronyms in this space and lingo that is easy to get some of the confused. Like some people said above STR is for Short Term Rental and Airbnb is a platform people use to list their short term rentals. I dont have a short term rental myself but depending on what area you plan to do this Short term rental you have to do your research as some cities dont allow for STR or have many restrictions. If you decide to manage it your self it can become a full time job. Hope this helps.
