My family owns a property in the Indio area that they use for Short Term Rentals and second home. They made most of their income for Coachella and Stagecoach concerts. They also got decent income from the Polo season and tennis tournament. From the last two years of helping them manage it, its hard to make a decent return on your investment. You wont make much just by renting out on the weekends, you need to rent during the week as well. The market is saturated with vacation rentals in the desert area. Your vacation rental would have to pop to clients on Airbnb or VRBO since their is competition. Also with the whole COVID, there may not be concerts for awhile, so that is lost income. I would wait a year or two and perhaps get a great deal next year when some of these owners choose to off load their investments. I tell my clients to always buy multi family, cant go wrong with units.

If the owner didn’t know about the additional tenants and they weren’t on the executed lease agreement, I would notify the tenants they are in violation of the lease agreement. They should either pay the increase or violate the lease agreement and find another rental which I doubt they would want to do.

Usually anything below Pacific is not the best and gaffey sort of is the border line of good and bad areas, although it’s improving. Will take some time but be worth it in 5 years.

I think San Pedro will be the next Venice area...there’s only certain areas where developers havent gone in the LA area and San Pedro hasn’t been gentrified yet
