Hi all! Closing in on my pullIng the trigger on my first brrrr in KCMO. I need a honest and dependable real estate agent. I would love some referrals! I would also love to connect with investors in Kansas City as well! Feel free to shoot me a pm!

Hello BP,

Looking to get into my first BRRRR within the next few months or so and have narrowed my shortlist of areas to invest down to 3 places (KC, Indianapolis, and Jacksonville FL). Kansas City keeps pulling me towards her more and more that I do research into the city. I'm looking for referrals for "investor friendly agents", however all I'm really looking for is a hard working honest agent. A little bit about my search.

  • BRRRR looking for maximum value add
  • Pre-approved for 185k hard money loan (although, from what I see I'll be able to get my feet wet for much less)
  • Quality tenants are my biggest concern(looking in "B" neighborhoods, think nurses teacher working professionals etc)
  • Will be OOS and using PM

Welcome to BP! I'm still searching for my first deal but slowly narrowing in and will be purchasing my first property within the next month or so. 2 pieces of advice: 1. Get comfortable with the numbers, use the BP calculator as much as you can, it can be your best friend! 2. Organization. If you're going to be using a hard money lender (OPM) they want to see that you're a competent investor and nothing shows that more than presenting them with an organized deal(ARV, comps, construction cost etc.).
