That said, I'm in a very high appreciation market and low initial cash flow and ROI.

Even the bad neighborhoods have the same issue.

As someone looking for my first investment, any quick pointers on finding that balance? 

I'm seeing 4-7% CoC around here. on the high end. Using traditional financing terms. (20% down bank loan)

Thanks awesome man! What were the specs of the location? Pop growth, employers, surrounding area residential/commercial? crime?

I made my goal 7 months ago to own 20 units by March, I am still at 0 =( But since then i have put a team together and we are currently looking at a 9 unit and 15 unit property to purchase, on the verge, so close, have come so far, so we will see!!!!! My next goal is 50 units within 12 months of that first purchase : )

What types of commercial properties have you already been able to organize the sale/purchase of?

You also have to fill up those garages ... and mod. lol 

Hello BP community; I am looking at a potential fix and flip in Las Vegas about 25 minutes from the strip. It is being short sale'd by the lender and listed for 270k. How can I find a good hard money lender that will lend those numbers? (Obviously won't be paying full ask) -thanks all
