When a wholesalers doing a deal is unusual for the wholesaler to hire a agent if they're doing business out of state.. And buying from a seller the wholesaler calls basically all the shots right? like days for due diligence and ect and within that time the wholesaler should done a walk through and after that's done how long do you get to find a  cash buyer??

To not disclose this complicates things down the line.  They might not ask (or know to ask), but eventually it will burn bridges and that's always a shame when honesty and appropriate disclosure could have saved from the fire.

It means you pay them money to join their "elite" group and you dig for deals. If you find one, that they like, then they will give you a finder's fee. Very few find a deal they like. Most won't spend the money and do the work to try to find the deals and then, they don't actually know what a "good" deal is. It's like chasing a hare into the thicket.
@Mike Hern yes mister has something like that it's called the 10k club but when they advertise they you don't use your money use there's so that kinda like false advertisement kinda sorta from my understanding please if someone can elaborate please do so?

Question if you get deal should you tell the seller that your a wholesaler or don't tell if they don't asks? Because I hear a lot that seller don't like to deal with wholesaler..

I've heard the easy part is finding cash buyers not so with me maybe because i've only did one deal... so if anyone that's in my market that could help with cash buyers can I get some connections I would really appreciate it.

You siad it yourself, maybe you are not getting cash buyers because you have just made one deal. Almost correct..

More accurately.. it is not because you only got one deal... it is because you have no current deals.

Think about it. What does a cash buyer want? Good deals. THAT is why they would tollerate dealing with you. You have none... so not you ask for help to get cash buers. You want to force it.

So lets say I give you 4000 of my cash buyers.. how is that helping you? You still ar enot going to make any money if you have no homerun deals.

Stop wastring time and effort getting buyers on your list. Doing so will still get you nowhere... BUT, if you instead get motivated sellers to sign your contract at a solid price... not only will you get cash buyers automatically... you will actually make money.

Forget cash buyers, and spend your energy finding motivated sellers.

The overlord has spoken (again).
