the only way I was able to find lower was to buy a multi fam, FHA and keep one unit open- or live in it for one year. That was 3.5% down.

Move someone in right away, before your first payment is due and collect payments continuously.  That's what you could do. 

Job, no job,  call it what you want. I am going to continue to be a real estate investor.  I will do it anyway because we all know if those "other people" keep doing what they have been doing....they will stay on the student loan, job, die  rat wheel.

What exactly do you mean.? You can certainly by a FHA rental property.

I would contact your lender right away. They can switch it out for you as you have a deadline to get all work completed.

If my realtor can look at it, I put an offer in site unseen. I just look at pictures. I can always have an out with my inspection if somethings not right. I also have the time between when they are accepting the offer or giving a counter offer to look.
