If you are only looking to use it for investment properties and not looking to do sales then just use Realtor.com. It's linked to all the MLS's across the nation because it is by NAR.

Hey Joseph, if you're coming in as an attorney or your own broker I'm not sure. I know that we, as Realtors, under a broker pay that amount. Are you looking to do transactions or just for knowledge and whatever else?

Hi Joseph,

I pay about 500 per year for MLS access. You seem to be looking at NY MLS, you should look at Hudson Gateway MLS. That is the official MLS for Westchester.

Single-family residence fix & flip investment in East Stroudsburg.

Purchase price: $50,000
Cash invested: $95,000
Sale price: $135,000

This property was done with my partners. My partners decided to keep the property as a rental and bought me out at the ARV value.

How did you find this deal and how did you negotiate it?

This deal was on the MLS for over a year. Price kept coming down every few months. Once it reached our target area we made an offer.

How did you finance this deal?

Cash

How did you add value to the deal?

We renovated the entire home, roof, siding, updated all interior.

You may find wholesaling in NYC to be difficult unless you are already experienced. We are an attorney state and many attorneys do not allow their seller client to sign assignable contracts. You may be better off looking at getting your real estate license and learning the sales process thoroughly. What part of NY would you be working out of?

I wouldn't rent anything out that will cause a monthly deficit. If you're losing $400/monthly just on the mortgage, that can easily become $1k a month with vacancy, repairs, cap ex, etc... 

If you're looking to pursue your passion you should just sell the house and purchase a coop. I would caution you this, Buy the coop before you quit your job. Coop boards will look at your income and take that into heavy consideration to approve you. You may not want to mention to the coop board that you are quitting your teacher job.
