Price:$300K

The subject property is underperforming slightly. Once side is rented at1495 and the other is 1395. Looking at comparable rents I think without any
work you can get each side to 1500-1520/month. If the owner would in put in
some updates to the kitchen you could see the rent reach closer to
1600/month.

Presently side A is leased for $1495/mth and the lease ends 7/2015
Side B is leased for 1395/mth and lease ends 6/24/15

As it sits its we are a 8.23% CAP but easily could get to a 9 % CAP with
little effort.
