How do you cash flow in a market like Austin, TX? It's obviously not easy, but it's possible. Register online at meetup.com and tune in to learn the ins and outs of rent by the room. Hosted by @Victor Steffen - Agent & Seasoned investor who has been capturing double digit appreciation + Cash flow on his investments in Austin, TX via the rent by the room model. Co-hosted by myself, Dakota, who helps lead up Growth for Bungalow - the only property manager in the country that specializes in rent by the room management.

All attendees will have a chance to introduce themselves and what they are working on, from there, the moderators will present for 30 minutes on how to make the model work and pitfalls to look out for. There will be time at the end for Q&A. Hope to see y'all there!

@Daniel Picciotto we will look to record next week and let you know. Same time, same place next week!

@Jay Hinrichs you are spot on. Here at Bungalow we are observing exactly when that inflection point between returns & "Cluster" hits based on market/neighborhood. Places like Austin and San Diego are areas we can't keep up with demand (the right demand too... young tech professionals). But then places like San Antonio & Baltimore get dicey.

@Antonia Bokelman I help lead growth for Bungalow and we recently decided to launch Dallas & San Antonio because we have observed strong signs of rental demand and sufficient housing stock. We specialize in rent by the room  - i.e.) we look to take on 4 or 5 bedroom homes and then find better returns based on renting out on a room/room basis.

@Philip Lorge welcome to BP! Two great cities right there. Open to connecting! I help lead growth for the only property manager that specializes in rent by the room - Bungalow.

Victor - Looking forward to hearing from you all this Thursday. Will Genrich forwarded this my way. I'm leading up the launch of the Austin market for Bungalow - essentially the only property manager that specializes in exactly this model across 12+ major metros.

Post: Dallas / Ft. Worth SFH rental occupancy limits

Hi there - Wondering if any one can point me to the right resource / confirm the occupancy limits for unrelated individuals in Dallas/Ft. Worth area? Specifically for SFH.

From what I can tell it is 3x the number of bedrooms. i.e.) 4 bedroom home could technically have 12 unrelated adults. Which... I'm not proposing to do lol!

Thanks!

Does anyone have a recommendation for an ADU builder in the Austin area? Preferably someone/company who can has significant experience and can see the process through from design, permitting, to build.

Thanks in advance!
