That's a really good point Shane, that Ohio City / Tremont may have, or soon will, reach some type of saturation point and the neighboring areas will benefit.  I'm already seeing it with higher rents and more demand in that area, so I think the west side is definitely still improving in some spots, but I'm weary of recommending my investors to invest in the Hough area but I hope the development spurs better economic growth in those neighborhoods because it's good for the entire market

Congratulations!  That's a cool area over there!  I have a few contractors I can recommend that have entire crews of guys that can help with what you're looking for.  I can also give you some really good feedback on some property management companies in the area to stay away from.

I think Mr. Wise's neighborhood grading guide is still very accurate and helpful, especially on the east side.  But like he's saying, things have changed slightly over the last 5 years in this market, especially in the west side neighborhoods.  After doing tons of leasing over on the westside over the last 3 years I can tell you that rental prices have been going up and getting a lot of better quality renters.  I would argue a lot areas over there are in the C to C- range, which might have been D neighborhoods 10 years ago.  

You're way ahead of the game!  Congratulations!  Luckily you live in one of the best cashflow real estate markets in the country, and you can turn it into a goldmine over time if you create the right teams, systems and strategies but eventually you'll figure it out and we'll be renting properties from you!

Hey Zackery!  Welcome to the Cleveland Real estate market!  I have actually worked with several of the larger property management companies in the area and I can give you some great feedback on who to stay away from.  I don't want to put anyone on blast publicly at this time period, but feel free to message me and I can definitely tell you who to stay away from and a few that I heard aren't bad!
