Our goal is to make Real Estate a truly passive investment

On a high level - it is also to connect with other like minded individuals, who have been able to change their life through Real Estate. 

Providing educational content and other valuable content up front is a great way to get people interested in your site, and to get them to want to come back.

@EJ Hyman All 3 are great, but to accurately answer your question, it honestly depends on who you're looking for..

If you're looking for off market deals - direct mail works rather well. You could also choose to use some funds to get brokers/realtors to kick you leads.. who wouldn't love some extra bucks for passing along info

If you're looking to sell properties I'd have to say facebook works wonders for targeting people in a specific geographic area and I've had some real success with it for my business. The FB analytics dashboard is also phenomenal, albeit a little creepy with how much info you have access to.

If you're looking to promote some type of RE related business/service google adwords is great, but can be expensive. Optimizing the SEO for your site will really help in getting organic search traffic on google.

I use Trello for task/project management. Really hopes me organize things in one place. Best part is that its free to use, definitely recommend checking it out

Sharing short & informative content that provides your target audience with valuable information will go a long way in getting people to visit your page. The way you can publicize it is by sharing your page within various real estate group pages on facebook and inviting people to 'like' your page. If your content is good, people will come.

I always recommend checking out the local forums here on BP, and also checking out some local networking events. You can meet investors in your area who may be able to help you identify properties you'd can buy & rent out. You can also meet contractors, handymen, subcontractors and other service professionals should you guys decide to do some rehab projects to build up some more capital.

Hey Terrell,

Facebook groups related to RE in your local area are a great way to market and build awareness for your brand/company. Some allow you to post offerings once a week & some have no limits to how many offerings you post.

Hey Ryan,

All the resources above are great, I'd also recommend reaching out to a couple brokers/realtors in the local areas within your 2 hour search radius, and if you can, attend a couple meetups in the area to hear about local markets straight from those investing in them. Their numbers and their perspective on their area will be more valuable than any online resource imo.

You could decide to raise the rent, but do consider that you will have to go through the tenant turnover process in a shorter period of time which may cost you time & money. I would wait a bit, market your rental on FB, craigslist and local places to see if you can get a long term tenant in there that will stay for the full year or even longer which would be ideal.

I heard the same horror stories when i started out as a LL, and was weighing whether or not I wanted to hire a PM. I decided instead to save the $ and create organized systems that help alleviate some of the more tedious work that comes along with managing the properties myself. 

Definitely try to create systems that fit and elevate your personal management style to help take some of the burden off, this way you can focus more on expanding your business and acquiring more properties you can manage.
