thank you guys! yes that is what im going to do right now, im going to prepare all my numbers and give him a call with an offer, eventually he will just find out the true value of his property when he asks around. 

I saw this house boarded up and placed a sign that I'm interested in buying cash ( I'm a wholesaler). He called me yesterday and in went to see the property. This is in Providence, Rhode Island, south side by Broad St with Comstock ave. Its a 2 building property, one has 3 units plus the basement, the other one is a one family unit, the ARV is 210,000, i walked the property and saw that it has fire damage in 2nd and 3rd floor and the attic, RRHAB is about 100,000, all 3 units in the 3 family house are vacant. The other one family unit is occupied. He owns the house free and clear. He is not motivated and says he's working on it slowly . "Im not giving this property away for less than $400,000" thats what he said. Im thinking is this guy nuts??! Rent in that area is about 1,000 per apt. Its obviously a good buy / rehab and hold property but he's just crazy with the math. I was thinking if there was some way of seller finance approach that i can take but his price is too far away even for a 30 year loan that balloons in 5, plus i don't have good credit and I'm a newbie. Would a hard money lender approach work here? Is it even worth it?

i just received this "potential lead" minutes ago  ( Providence, Rhode Island), its a 2 building property, one unit is a 3 family and the other one, one family, he tells me that in the 1 family we cannot go in an see because he has a tenant under section 8 and is going thru the eviction with the court. the other 3 unit house is vacant due to renovation he was working on it and seems to stop. told me hes not desperate to sell bu, but i know my fellow Dominicans lol, hes a avoiding a low blow from me on the price.

im looking to see if i should wholesale this to a landlord, seller finance (he owns free and clear) or hard money lending so i can fix and hold. wow! this is my second 2 lead in my whole lifetime lol, i just left a paper at his door yesterday when i was "walking for dollars" yes walking, wont have my car for a few weeks. but im glad i have something.

just checking out how can i approach this and get the best out of it, i would love it to buy and hold but dont know any hard money lenders, what do guys think?

Hey guys! I opened this account about a year ago planning on working as a wholesaler. I started setting up the biz, learning, practicing, learning, setting up the biz, basically doing everything to keep me thinking that i was actually doing something without doing ANYTHING! I consider myself a go getter and trust me when i want something i have it because ill do whatever it takes. But this was different. Subconsciously i was keeping myself from going "out there" Im living with my parents after i lost my job as a car salesman, shes pregnant. All of a sudden i got thr traction i needed. Today i got my first deal under contract. A killing! First lead and first contract. Im looking to network with cash buyers in the Rhode Island - Providence area, because if you are from here then you know how complicated it is to get a probate list or tax liens, but i get those! Those are my leads! I really need cash buyers and basically anyone interested in getting together to do something great! Best of luck everyone! Just get out there! Trust me! Stop the reading and the videos and the setting up all the details. Today has been UNREAL!

hi everyone, my cousin and i got a deal under contract in providence with hugeee!! potential and im freaking out! we dont have any buyer!! help!! seems like cash buyers from google are wholesaler also. time is not on my side! yes i knew i needed one before the deal but this deal just came to me thanks God!
