@Gloria Mirza I think your franchise disclosure document should be the starting point. In it they should disclose the different items that go into opening a new office. From there you can adjust it to your particular market. For example rent on an office space can vary wildly between one city and the next. You should also talk to your franchise consultant to see what specific costs are applicable to your market. Good Luck!

I agree with  @Thomas Franklin a $250K ask if very tough in the Miami market especially with a quick turn. I would throw out there that in the Miami market you need to be sure what you are buying in terms of sq footage is legal. Many homeowners in Miami love making un-permitted additions to homes. If you see anything you like out there let me know if I be of help.

@Donta Busch not enough detail here to make the call as to weather wholesale or try to go at on your own. What is the ARV you think you would get? How low would the seller go? The answers to these and probably a few more questions will help you decide what the best path is.

As I understand it auction. com properties offers do need to done via the online system. However, if you do feel that there is something unethical going on I would contact your local dept of real estate.

@Darius Falahkhir welcome! The bay area is very unique in that even a short distance can impact the type of investment opportunities you will see. There are deals to be had for sure but they come with patience and partnering up with a strong network of agents or fellow investors.

@James Park Hi All I am an agent in North CA specifically I service San Jose, Campbell, Cupertino, Milpitas, Sunnyvale, Mountain View Los Altos, East San Jose.  My current investments are focused on fix and flip with the goal to begin acquiring rental properties in 2016.

@Larmon Cummings Jr Thanks for sharing your story. I could feel the frustration as the story progressed. Wholeselling isnt easy and realtors like myself definitely take offense to anyone trying to do realtor activities without the proper licenses. As the association says Disclose, disclose, disclose. I wonder if letting the little old lady know you are running a business and thus will need to be compensated somehow and that the compensation needs to come from what she will net would have helped her get to the finish line.

I received a similar email. Definitely sounded like the person found me on BP. The grammar on the email alone was enough for me to become suspicious. Great help guys.
