Str is what I’m hoping, my only issue is that an entry level property around here is roughly 400-600k and I don’t have the down payment?  I’ve noticed a lot of markets in the southeast that offer lower price points. I wonder if that would pencil? 

Hey @Josh Harper theres a ton of opportunity in the Philly and Delco areas of PA. I would recommend reading Long-Distance Real Estate Investing by David Greene. It might not be exactly what you're looking for, but it could open you up to some great opportunities in areas where you only need $10k down to get started.
