In the process of doing a refi on a rehab i am almost done with in Baltimore, was talking to a gentleman at Inc Finance who claims they can get it done. Problem is i cant find any web reviews except from those on his website, not even a BBB record of the business. Trying to do my due diligence here lol. Anyone ever heard about them?

I made that mistake to, a 3 month estimated rehab is now on its 6th month. no contract signed 1/3 of the money paid after demo.He just had to many jobs and was not making enough time for mine. Last month i had a serious talk with him that this project needs to be done by end February or i will change the locks and get someone else to finish this house cause we never signed a  contract. Guess what last 2 weeks he was in there 7 days a week and we are on target to finish this month. At the end of the day i messed up, didn't do enough due diligence with this contractor and at this point i have decided to put the property on section 8 refi and pull whatever equity i can get out of it. It's been a nightmare working with this guy but at the end of the day i learned a whole lot and guarantee you i wont mess up like that again.

In the process of finishing my first town home end unit myself, my plan is to do section 8 and refinance and see what equity i can pull out of it to get my next.Will be all in at 95k on the high side ARV with comps 150k. Realistically I'm thinking it probably wont sell higher than 130k, so that don't leave a whole lot equity to get out of it so i may not end up picking up another unit this year but I'm still working on it. The year is still young lol

Ok so i did search before starting this but didn't find any trending posts. What's the deal with Baltimore, my closing is on hold cause of some ransomware they got hacked with so no recording can take place? can someone chime in.

So I need to have liability insurance for this flip I'm about to start as per my lender, wondering who you guys are using
