50/50 on my first 500k after i already paid 25k for the education. No way, i'll stick around bigger pockets and gain enough education on her before i did that, but thats just me

Yes i did contact another lender and still working on it but my time is limited cause i have to close by the 17th

So today i contacted a hard money lender i was trying to work with about a property i have under contract in Baltimore 21215 Zip, and was surprised by his response.

"Thanks for the opportunity to work with you on this deal, but the real estate market in that area is to unstable for us to lend in.

I may know someone that may lend over there, can you remind me of you credit score, and numbers of flips done in the past 2 years?

Please let me know if you get any deals in other areas."

So I'm looking at a property in east Baltimore sold as is, the property was rehabbed but my real estate agent is concerned about lead inspection, she has never worked in Baltimore, all her experience is PG county so she is concerned talking about how expensive it could get. Can you guys with the experience shed some light on this please.

Sorry about my absence, had some family issues that needed my attention so had to put all my property findings on hold.@Ebonne Davis thats good to hear, my initial interaction with then was promising and i still intend on using them to fund my first deal.
