What type of feelings do you get when you see an MFD or Apt. complex that is for sale but currently has no tenants.
Do you ever get the feeling that you will not be able to find tenants, or is finding tenants usually not something that is impossible due to the amount of people who actually need to rent?

Do you try to only buy properties with tenants, if so, why?
Does it not matter to you, if so, why?

Based on your experience and knowledge, does anyone have recommendations for countries that have similar real estate market as the USA but with more favorable tax laws?
Perhaps a country hurt by a bubble so home prices have dropped to where they are currently good deals to buy into with margins in the range of 8%++ for buy&holds that are rented out?

I am looking to diversify my portfolio to outside of the USA for several reasons.
Anyone here have overseas experience to lend?

Yes, all the properties produce income and they are all fully owned with no encumberences.

I was thinking about cashing out some equity to make further purchases and expand my portfolio of buy&holds more quickly.

or at the very least, make that skin available to anyone who decides they want to view the forum in that layout.

i am a new member, and due to the layout, the only real place I go on this forum is the main page for the list of newest threads... instead of digging down deeper and finding other sections to read or participate in.

Kind of limiting having all your traffic on just 1 single page...

Switch the forum formats / software.
This software is pretty confusing when you compare it to all the other forums out there running on vBulletin or PHPBB, etc.

The categories are hard to find and get to, and it doesnt really lend well to keeping everything integrated.

Would love it if you switched to the standard layout found at other forums so people arent as confused when they look at this site...

We are all used to online message boards, and all the other ones we visit have a layout we are comfortable with.
Being the only one that stands out isn't a good thing in this instance.

Walk away. Theres no reason why she couldnt SCHEDULE a viewing.
It sounds like she is hiding something.

Yes, do it. Will be a really good incentive.
Even better if you include a bit better than the most basic TV, maybe mid-line package or a bit higher.

Tenants wouldnt have to worry about TV or Internet and would feel pretty spoiled.
I bet it would decrease vacancy rate and you could charge a bit more per month.

I wonder what else could be included (or built into the monthly rent and billed as 'free')??

Have a question...

Is it possible to get a HELOC or collateralized loan based on multiple SFRs with about $750K of equity without having to provide tax returns and being self employed?
Is this something that would fall into the HML arena and one would have to pay 12%++ and points?

Hi,
New member here.
I am interested in becoming a hard money LENDER, can someone refer me to where I can get more information on how to get started?
I am in SoCal physically but open to lending in most States/cities.

Since this is a hard money loan, can I do it on an individual to individual basis or do I need some type of license/permit?
If I do, how popular are "gray market" HMLs?

Can someone refer me to where I can get more information?
