Is it best to have the LOI come from the real estate agent or the buyer?

Looking at doing my first LOI and wanted to know if anyone can comment on the pro/con of doing it either way.

I know its not needed in order to do deals, but I'm wondering if there is any pros to having it as a real estate investor?

I’m in the midst of identifying my first  Mutli family deal and going through a bunch of scenarios as practice and also some actual potentials as part of finding a deal.

Outside of asking a real estate agent to run comps, What do you use to compare the value of a property to see how it compares to others in the area for commercial multi family?
