When I bought my first home it was a two family. I rented the upstairs to a family I knew then rented my other two bedrooms to friends. What are you finding difficult? It is definately a difficult balance especially w the ones I shared a unit with but at the end of the day you have to be firm and treat it like a business

In our area the majority of the homes on the streets are rental property. The home owners are greatly outnumbered. It does not effect the demand. I typically rent my homes in a few days

Listing commission is prenegotiated on the listing contract so if you use the listing agent they just make more money.

Ask your provider about leave on for landlord. That way in the future if the tenant switches it off they turn it on in your name automatically. I rent to alot of sec 8 so for the inspection we have to have all utilities on and working to pass. The tenants won't switch it into their name until it passes inspection.
