Hard money is more expensive, but quite a few of them are very flexible, it's just a matter of finding the right ones. If the deal works even with the hard money fees, then it's a good deal either way; you can also do a search here on BP and find quite a few folks. I'll shoot you a PM with contact info for my HML, perhaps you can make something work with him. Good luck, and let us know how it works out for you.

Hi Kyle, it's probably a good call, especially on the first one, to just do the one. I was generally speaking to financing versus cash in general, but definitely test the waters first. Let us know how things go!

@Kyle Handy  Hi, and welcome to BP! I should be closing on my first flip in San Antonio in a couple of weeks, so by all means don't consider me overly experienced ;-) That said, we picked up our property in the $50-60K range, and it is now under contract in the $130K range. With hard money, we were in all told less than $40K of our own money, including waaay too many months of holding costs. Ultimately, it's really up to you: do you want to work on say one all cash flip in the same price/rehab range, one financed flip in a higher range, or potentially two flips financed in the lower range? Of course, you want to make absolutely certain you don't overleverage and you have some spare cash, but I think the question is really how careful you want to be. Good afternoon BP, I'm wondering if anyone has any recommendations for a good, proactive seller's agent in the Charlottesville or Richmond MLS? My family and I are relocating out of state from Louisa county, and we'd like to get our home sold as quickly as possible, so we need someone who will work for a sale and not just list it and forget it. (I know what you're thinking: sorry guys, we've only got about 15% equity :-P) Any help that anyone could give would be hugely appreciated. Thanks!
